How Long Should It Take To Sell My House

Nationally, it takes 3-6 months to sell a home. Of course, some sell in a matter of hours and others linger for months. Here are some of the contributing factors that influence the time it takes to sell your home.

The Property
If your home is well kept and in good condition, more people will want to see it. However, if you haven’t maintained your home very well, then many prospective homebuyers will not see past the disrepair no matter how minor.

Price
One of the most important things you can do is price your home correctly. Many Realtors overlook over-priced homes until the price is reduced. To make sure you have your home priced correctly, look at the homes that have sold in your area over the past 6 months. Are you in line with them?

Mortgage Financing
Offering a special, mortgage financing program on your home will almost always sell your home faster. One of the buyers’ greatest fears is the monthly expenditure.
I’d be happy to help you sell your home faster than normal.

Competition
Buyers will naturally compare what you offer with the other homes for sale in your area. It’s helpful to check out your local competition, so that you can either increase the curb appeal of your property or offer special mortgage financing to get the buyer to buy your home over another.

Marketing
While marketing a home is a science in and of itself, your Realtor can help you. Not only do they put your home in a database of other homes offered for sale, they also advertise in the local papers. Yet, be aware that even the latest and greatest marketing techniques can’t overcome any of the preceding factors if they are out of whack and not corrected.
