What Is Your Role?

If You’re The Realtor:

Explain the PIC Program to your seller and fill out the Pick The Winner sheet.
Include the following language in your sales contract:

"Contract contingent upon buyers receiving gift funds from the PIC Program. The seller agrees to the terms and conditions of the attached Participating Home Agreement form and will incorporate those terms and conditions into this purchase and sale agreement."
You and your seller sign the Seller Participating Home Agreement.

If You’re The Seller:

Sign the Participating Home Agreement.
Make sure you or your Realtor has filled out the PIC The Winner sheet, so you know your estimated net profit from your sale.

If You’re The Buyer:

Sign the Gift Letter and Grant Application at application with your lender.
Complete the Home Buyer Education Course* (The Lender will arrange for you.)

If You’re The Lender:

(Reminder: If this is a For Sale By Owner transaction, the Lender is responsible for teaching the Seller about the PIC program and obtaining all necessary documentation for the transaction.)

Make sure your Buyer Signs the Grant Application and Gift Letter.
Assist your Buyer in locating and enrolling in an acceptable Home Buyers Education Course.
Complete the Gift Funds Request Form.
Fax the completed Gift Funds Request Form and all other required documentation to PIC.*** (Submit 72 hours prior to closing!)
Make sure that the Title Company branch or Closing Officer/Attorney is registered with PIC. If they are not, simply go to the web site listed below and sign them up.

If You’re The Title Company or Closing Officer/Attorney:

Make sure you are registered with PIC and you have obtained a Closing ID code.
If you’re not registered, enroll online by clicking here.
Make sure you have completed and forwarded the Closing Office Wiring Instruction Sheet to either the lender or to PIC directly with the Gifts Funds Request Form and package.
